About Us:

Century has been dedicated to the creation of affordable housing in California for over 26 years. Century Housing Corporation was preceded by The Century Freeway Housing Program (“CFHP”), a state agency created to replenish the 3,000 + homes demolished to make way for the Century Freeway (HWY 105). By 1995 CFHP had completed its court ordered mandate and was slated to be disbanded with the remaining cash assets of the agency to be returned to the State’s General Fund. Instead, under the guidance and vision of the late Judge Pregerson, the CFHP was converted to Century Housing Corporation, a private, nonprofit entity, to ensure that the assets CFHP was endowed with would be used to provide affordable housing in perpetuity. As a result of Judge Pregerson’s foresight, Century has cumulatively invested more than $2 billion in the creation and preservation of approximately 45,000 affordable homes throughout California. Century Affordable Development, Inc. (“CADI”) is an affiliate of Century Housing Corporation (together, “Century”) that acquires, develops and operates affordable housing of the highest quality employing an integrated approach whereby the CADI team provides development, property management, resident services and resident engagement within the same organization and in service of the same Mission. We own over 1,800 affordable and supportive homes with nearly 2,000 more homes currently in our pipeline.

General Summary:

Under the direction of the Vice President & Director of Housing Development the Development Intern (DI) will perform professional level tasks in support of affordable housing developments in CADI’s pipeline and to deliver on Century’s mission of investing in homes and communities so that low income individuals and families may have a dignified living environment, achieve economic independence, and enjoy healthy and vital places to live and work.

Duties and Responsibilities:

Conduct research, coordinate due diligence, support underwriting efforts leading to recommendations in the acquisition and predevelopment phases of development. - Assist with data mining, and responding to RFPs and RFQs. - Provide support to senior team members on financing applications including the preparation of select due diligence. Financing applications to include: grants, residual receipts public loans, permanent loans, low-income housing tax credit and tax- exempt bond applications. - Participate in construction site meetings and assist with owner/ developer action items, as needed. - Attend workshops and trainings representing the CADI team, take detailed notes and report back clearly and succinctly. - Support senior staff by with loan closings, coordinating lenders, investors, title and other consultants. - Participate in Weekly Development team meetings. - Other duties and special projects as assigned.

Who Should Apply?

Graduate Students interested in Affordable Housing Development and studying: Architecture, Urban Planning, Business, Real Estate or other related fields.

Students with a demonstrated interest in social justice, the intricacies and ramifications of the built environment, public policy and in particular, outcomes for disenfranchised communities, complex and nuanced real estate transactions.

Students with an appreciation of what it means to work in service of a mission and a double bottom line of financial and social outcomes.

Students who are problem solvers, self-motivated, and have great organizational and time management skills they wish to apply to the production of affordable housing. - Students possessing Exceptional verbal communication skills and clear writing ability.

Students with capacity to handle multiple tasks simultaneously in an organized, efficient, and timely manner and successfully meet deadlines.

Students able to work in a team environment and contribute where needed.

Paid Part-Time Position. Hourly rate $26.00-$27.00 per hour. Expected hours 25-30 per week, Monday-Friday. Employment anticipated to begin by June 1, 2024, and end by September 30, 2024. Open to continuing on a part-time basis during 2024-2025 school year.

Work Location: Culver City, California 90230

Some remote work anticipated.
