Job Summary: Regional Property Manager (RPM) to oversee the day-to-day operations of a portfolio of properties across multiple states. The RPM will act as a crucial link between senior management and on-site Community Managers, ensuring our properties meet company standards and operate efficiently within budget.

Key Responsibilities:

  • Oversee daily operations of a multi-state property portfolio.
  • Provide weekly updates on vacancy, budget variances, staffing needs, inspections, and property-specific issues.
  • Ensure efficient use of OneSite software by Community Managers.
  • Train staff on Facilities capability of OneSite and track necessary information.
  • Develop and maintain a calendar of property inspections.
  • Conduct quarterly property visits, reviewing maintenance, capital needs, and budgets.
  • Recommend training for on-site staff.
  • Collaborate with National Compliance Managers to address compliance issues.
  • Manage after-hours emergencies, maintenance calls, and tenant complaints.
  • Work with National Maintenance and Safety Manager on preventative maintenance plans.
  • Develop capital needs plans for each property.
  • Perform other duties as assigned.

Qualifications:

  • Minimum 5 years of Property Management experience, in Regional Managerial roles.
  • Experience in affordable housing.
  • Ability to work assigned hours in a fast-paced environment.
  • Strong confidentiality and time management skills.
  • Familiarity with clerical practices, office procedures, and automated equipment.
  • Valid driver’s license and vehicle required for site travel.
  • Ability to meet deadlines with minimal supervision.
  • Proven record of excellent internal and external customer service.
  • Excellent verbal and written communication skills.
  • Experience overseeing multiple properties.
  • Expertise in budgeting and financial reporting.
  • Experience managing capital improvement and tenant finish projects.
  • Proficiency in real estate management software and Microsoft Office Suite (Excel, Word, Outlook).
  • Highly motivated self-starter with strong organizational skills and attention to detail.
